Every official and platform figure on renting in Gothenburg in one place: first-hand rents by flat size and district, sublet prices, new-build rents, the Boplats queue and the outlook for 2027. Free to cite with a link.

Key findings

  • A first-hand rental flat in Göteborg cost SEK 8,462 a month on average in 2026 (median SEK 7,922), 4.3% more than the 2025 average. Negotiated rent increases for 2026 averaged 3.3%.
  • A two-room flat costs SEK 7,978 first-hand but SEK 11,250 as a sublet (Qasa median, January-June 2026): about 40% more.
  • Rents vary by district from SEK 1,204 per m² a year in Angered to SEK 1,803 in Örgryte-Härlanda.
  • New-build rentals completed in 2025 cost SEK 11,405 a month on average in the Gothenburg area, around 60% more per m² than the existing stock.
  • Boplats Väst let 6,853 flats in 2025 to people who had queued 2,493 days on average (6.8 years), the first fall since measuring began in 2009. 307,593 people were queuing.
  • For 2027, the Tenants' Association wants increases at most half of 2026's in Göteborg; talks with private landlords broke down in late September 2026.

The highest two-room medians were in Centrum (SEK 13,000) and Majorna-Linné (SEK 12,500); the lowest in Västra Göteborg (SEK 9,500) and Östra Göteborg (SEK 9,600). 89% of the flats let in 2025 were public housing. At Poseidon, the city's largest landlord, 112 people on average registered interest in each flat in 2025. Rent increases: 2026 and the 2027 outlook

  • 2026: negotiated increases averaged 3.3% in Göteborg (landlords had asked for 5.2%). The city's own landlords Poseidon and Familjebostäder raised rents by 2.9% on average.
  • 2027: in June 2026 the Tenants' Association said Göteborg's 2027 increase should be at most half of 2026's. On 29 September 2026 private landlords (Fastighetsägarna GFR) left the talks in all 13 municipalities of the region after demanding 3.90-4.90%, and arbitrators set 2.60-2.90% for about 3,600 privately rented homes in ten neighbouring municipalities. Göteborg itself was not in that first batch.

First-hand (förstahand) means a contract directly with the landlord, at a negotiated rent. Sublet (andrahand) means renting from a tenant or owner. SCB figures are official statistics with margins of error; Qasa figures cover homes advertised on its platform.
